I will ask you to sign these agreements. There is no reason for you to bring these with you. I’m providing them as a courtesy for your review. Personally, I don’t like to be surprised with things that I’m expected to sign. I’m attempting to practice the Golden Rule here.
The lease that I use is called the Boulder Model Lease. It was written by the City of Boulder, and is designed to be fair to both parties. Boulder certainly has a reputation for being tenant-friendly. I do not have it posted here because Boulder updates it now and then. It can be found and reviewed on line.
Lead Based Paint- This is a form written by the State of Colorado, intended to inform the renter of a house built prior to 1978 that there could be lead based paint present. Click here.
Radon Disclosure- This discloses what I do or don’t know about the presence or absence of radon in the house. Click here.
Xcel Permission- This will allow me, when you are about to move out, to get information from Xcel about utility bills, so that I can give it to prospective future tenants. Click here.
Lease Addendum– This covers a few things that are not addressed in the standard lease. For example, this is where you promise me not to smoke in the house, and I promise you that rent increases will not exceed 3%. Click here.
